Housing Sector in Tier 4

From Robert Ulph on January 4, 2021

As we all know, from Boxing Day Suffolk moved into tier 4 and the primary rule is that people must not leave or be outside of their home except for where they have a specific purpose or a reasonable excuse.

Moving home and associated activities within the housing sector are deemed as a reasonable excuse, therefore, estate and letting agents and removal firms can continue to operate. At Pennington we have maintained the public health information to ensure that this activity can happen safely and to help contain the virus, our staff who can work effectively from home, are doing so.

Property viewings

The following guidance may be useful if you are in the situation as property viewings are still allowed to take place, but it is advisable to postpone viewings if possible or carry the initial viewing virtually if that is an option.

It is essential that where viewings take place, that they are arranged by appointment only and ‘open house’ viewings will not take place. At all viewings, COVID-19 safety guidance must be followed, which includes social distancing and wearing a face covering. At properties you should avoid touching surfaces, wash your hands regularly and use hand sanitiser. If you need to be accompanied by young children, you should try to keep them from touching surfaces and ensure they wash their hands regularly too.

If it is your home that is being viewed, you should open all internal doors and ensure surfaces, such as door handles, are cleaned after each viewing with standard household cleaning products. Open windows too, to allow extra ventilation and it is recommended that you vacate the property while the viewing is taking place in order to minimise contact.

Moving home

Whilst people are still permitted to move home, advice is to delay at this time, if possible. But if the move goes ahead those outside an individual bubble should not help with moving property unless absolutely necessary, according to the guidance.

Those moving should try to do as much of the packing themselves but if this isn’t possible, get advice from your removal firm in advance.

Hotels can be used by people to move home in all four tiers, but there is no guarantee that all hotels will be open so check in advance. You should still ensure you stay within your household and/or support bubble if this is required in the relevant tiers.

Everyone must still adhere to the hygiene measures in the existing Government guidance on moving home and I am happy to advise on best practice and guidance on house viewings, moves, and maintenance.

In addition, if you have any questions on the local property market generally please do not hesitate to contact me and in the meantime, I wish you all the best for a happy and safe time.
